Disclosures and F.A.Q. Why are you selling this home?
I love this home and had planned to live here for the rest of my life! Fate took a twist and I met and married an American girl. Her work and home are state-side and the distance between our two homes prohibits us from keeping both. I'd love to keep Montrose as our recreation home, but I hate to see it sit empty for most of the year. This house should be enjoyed and lived in!
 


Are there any defects in the house that you are aware of?

This home has no major defects that I am aware of. It has several minor flaws that I had  estimated for upgrading before deciding to sell. They are:

1.) Exterior stucco needs very minor repair and paint. This is a cosmetic problem, not a structural one. Estimates that I received for materials and labor ranged from $2,000-3,500 (Canadian).

2.) Window frames: the window frames are dated. Again, this is a cosmetic problem, not a structural problem. If I were keeping the home, I  would have these replaced. Estimates that I received averaged $ 5,000 (Canadian) to completely replace all windows and frames.

3.) Roof: the cedar shakes look "rough" (Weather takes it's toll on the appearance of wood), but the roof has always been 100% sound. (An inspection of the attic storage area reveals a perfectly dry roof with no hint of water. This is easy even for the casual observer to see). The current roof is expected to last for many more years. Replacement would be a cosmetic decision only.

4.) Kitchen: the cabinets are quite sturdy and many people enjoy the "retro" look. For a more modern appearance, new wood facing could be applied and the kitchen would have a totally updated flavor. This could easily be accomplished for $250 Canadian. The kitchen also needs new linoleum, but since it is an "efficiency" size, this could be done in a weekend for under $200. I would use the self-stick "squares" and do it myself if I were keeping the house.
